Our project approach consists of Architectural, Engineering and Interior Design Services, which will be separated into the following

phases of work that reflect our design philosophy of frequent and complete communication with our Clients.  The Project team will

work closely with the Owner to ensure that our project is a successful partnership between the Owner and MMS-A/E, Inc.

 

Pre-Design Phase

The pre-design phase consists of coordination of Owner provided items, code review and preliminary documentation.  It is

anticipated that meetings will take place between the Owner and MMS-A/E, Inc. to establish the program and budget. 

The Owner will review the results with MMS-A/E, Inc. and provide approval to proceed to the next phase.

 

 

 

 

 

 

 

 

 

 

 

 

Schematic Design Phase

The schematic design phase consists of coordination of Owner provided items and design programming, preliminary design plans, elevations and a preliminary budget opinion.  Further meetings will take place between the Owner and MMS-A/E, Inc. to review and establish the above items.  It is anticipated that

detailed discussions with the users of the building will take place to determine a proposed space allocation plan. 

The Owner will review the results with MMS-A/E, Inc. and provide approval to proceed to the next phase.

 

Design Development

 

The design development phase consists of developing architectural plans and engineering   design interface with the Owner’s input.  Outline specifications and further budget opinions will be developed. 

The Owner will review the result with MMS-A/E, Inc. and provide approval to proceed to the next phase.

 

Bid Phase

The bid phase consists of filing plans with the State, issuing bid documents, conducting a pre-bid conference,

answering questions and issuing addenda, assisting the Owner in the selection of the successful bidder and preparing the contract for construction.

 

Construction Administration Phase

The construction administration phase consists of administration of the contract for construction, conducting a pre-construction conference, reviewing shop drawings and product  submittals, attending progress meetings, conducting field observations, reviewing contractor pay requests, issuing supplemental drawings and administering change orders.

 

Project Close-Out Phase

The project close-out phase consists of final inspection and preparation of the punch list, administration of the final change order, review the Owner’s manuals and warranties, preparing the certificate of substantial completion to

facilitate the issuance of State and local certificates of occupancy and warranty inspection ten months from the date of substantial completion.
